Learn what mechanics liens and other commercial liens are, how they are enforced, and how an unpaid lien becomes collected payment. Have a lien that isn't being paid? Send it to Chris Eaton and recovery efforts begin immediately. Educational only — not legal advice.

Learn
What kind of lien do you hold?
Mechanics Liens
Filed by contractors, subcontractors, and suppliers who improved real property and were not paid. The claim attaches to the property itself.
Materialman & Supplier Liens
Protect those who furnished materials or equipment to a project, often with their own notice deadlines.
Bond Claims (Public Projects)
Public property usually can't be liened, so unpaid parties claim against the payment bond instead.
UCC & Equipment Liens
Secured interests in a debtor's business assets, inventory, or equipment that create leverage for payment.
How Enforcement Works
From recorded claim to collected payment
01
Confirm the lien is valid
Notices, filing dates, amounts, and property description are checked — a lien with a defect can be challenged and lose its leverage.
02
Demand and leverage
The owner, lender, and general contractor are put on formal notice. A recorded lien clouds title, so many liens resolve here.
03
Enforcement deadline
Every state sets a window to enforce (often a lawsuit to foreclose the lien). Miss it and the lien expires — timing matters.
04
Payment and release
Once paid, the lien is released. If not, enforcement continues toward judgment and collection.
Why Businesses Trust Chris With Their Liens
You send the file. Collection starts right away.
- • The moment your file arrives, collection efforts begin — Chris personally looks at your lien, notices, invoices and deadlines that same day.
- • Qualified files are collected by the global commercial collections firm Chris Eaton represents, which goes after payment immediately — demand, leverage and enforcement of the lien.
- • The firm assigns its own contact for day-to-day work, with Chris kept in the loop.
- • Every lien has a deadline. Sending it now protects your right to collect — waiting can cost you the claim.
- • Your files are kept confidential and handled with care from start to finish.
Recovery-sharing terms
For files accepted for recovery, recovered funds are split between you and the global commercial collections firm Chris Eaton represents under the agreed terms — whether the debtor pays you directly or pays the firm. Receiving payment directly does not remove the agreed recovery share.
The split is determined for each file based on its age, amount, and other relevant factors. There is no single rate for every file. The recovery share, payment handling, and any costs are agreed in writing before active recovery begins; that agreement governs.
